Accounting Manager (Real Estate) Job Overview We are seeking an experienced and detail-oriented Accounting Manager with expertise in the real estate industry. In this role, you will lead the accounting operations, oversee financial reporting, ensure tax compliance, and drive budgeting processes. You will collaborate closely with management to support business growth and ensure financial integrity across all real estate projects and properties. Key Details Position Title: Accounting Manager (Real Estate) Location: Makati City, Metro Manila, Philippines Work Setup: On-site | Monday to Friday Key Responsibilities 1. Financial Reporting & General Ledger Oversee month-end and year-end financial closing processes for real estate properties/entities. Prepare, review, and analyze accurate financial statements (Balance Sheet, Income Statement, Cash Flow) in compliance with local accounting standards (PFRS/PERS). Conduct regular balance sheet reconciliations and financial variance analyses. 2. Taxation & Regulatory Compliance Ensure full compliance with BIR requirements, including income tax, VAT, expanded withholding tax, and local business taxes/real property taxes (RPT). Manage tax filings, audits, and coordinate with external auditors and regulatory agencies (SEC, BIR, LGU). 3. Budgeting & Cash Flow Management Lead the annual budgeting and quarterly forecasting processes in coordination with department heads. Monitor project and property operational cash flows, ensuring efficient treasury and capital management. 4. Leadership & Operational Control Supervise and mentor the accounting team, fostering professional growth and high performance. Establish and enforce internal financial controls, accounting policies, and standard operating procedures (SOPs). Evaluate and optimize accounting software/ERP systems to streamline workflows. Qualifications Education: Bachelor’s degree in Accounting, Finance, or a related field. Certification: Certified Public Accountant ( CPA ) license or relevant professional certification is strongly preferred. Experience: Minimum 5 years of progressive experience in Accounting or Finance. Proven track record in a supervisory, managerial, or team leadership capacity. Direct experience in the Real Estate, Property Management, or Construction industry is highly advantageous. Technical Skills: In-depth knowledge of financial reporting, tax compliance, budgeting, and audit procedures. Proficiency in accounting ERP software (e.g., SAP, Yardi, NetSuite, Oracle, or QuickBooks) and advanced Microsoft Excel skills. Soft Skills: Strong leadership, team management, and interpersonal communication skills. Exceptional analytical, critical thinking, and problem-solving abilities. High attention to detail, strong organizational skills, and the capability to manage tight deadlines in a fast-paced environment.
