FINANCE MANAGER

Location : POBLACION MAKATI

Qualifications :

Bachelor's degree in Finance, Accounting, Economics, or a related field.

MBA, CPA, designation is highly preferred.

Experience :

Minimum 6–10 years of progressive finance experience, with at least 3–5 years in real estate, construction, or property development.

Proven experience with financial modeling, project financing, and feasibility analysis in real estate.

Familiarity with real estate-specific financial metrics.

Technical Skills :

Strong proficiency in Excel, financial modeling, and budgeting tools.

Experience with ERP / accounting systems (e.g., SAP, Oracle, QuickBooks)

Knowledge of local financial regulations, real estate finance, and investment evaluation.

Soft Skills :

Strong analytical and problem-solving skills.

Excellent communication and presentation abilities.

High attention to detail, organizational, and time management skills.

Tasks & Responsibilities :

1. Financial Planning & Analysis (FP&A) :

Conduct feasibility studies and profitability analyses for proposed developments.

Perform variance analysis between actual and budgeted financials.

Forecast revenues, expenses, cash flow, and capital requirements.

2. Budgeting & Cost Control :

Lead the annual budgeting process in collaboration with project managers and senior executives.

Monitor expenditures to ensure alignment with project budgets.

Analyze construction and development costs, recommending cost-saving strategies.

3. Accounting & Reporting :

Oversee general ledger, month-end, and year-end closing processes.

Prepare financial statements

Ensure compliance with internal controls, accounting policies, and relevant regulations.

4. Cash Flow & Treasury Management :

Monitor daily cash balances, manage banking relationships, and optimize cash flow across projects.

Oversee loan drawdowns, repayments, and ensure compliance with debt covenants.

Manage investor payouts, accounts, and project, financing structures.

5. Investment & Fund Management :

Assist in structuring investment deals, joint ventures, and funding models.

Support investor relations with regular performance reporting and financial updates.

Evaluate funding options, including bank loans, bonds, and private equity.

6. Taxation & Compliance :

Ensure compliance with local tax laws, including VAT, income tax, and property tax.

Liaise with tax consultants and auditors to optimize tax strategies.

Manage statutory audits and prepare documentation for regulatory bodies.

7. Team Management & Leadership :

Lead and mentor the finance and accounting team.

Develop internal processes to enhance accuracy, efficiency, and compliance.

Collaborate with project and development teams to ensure financial alignment with business objectives.
