JOB DESCRIPTION
1. Financial Management & Reporting
- Supervise timely preparation of financial statements in compliance with IFRS / GAAP and real estate regulations.
- Ensure accurate accounting for property acquisitions, sales, leases, and development costs.
- Monitor project profitability, cash flow, and investment returns.
- Manage budgeting, forecasting, and variance analysis.
- Oversee pre-selling accounting, escrow accounts, and progress billings.
2. Compliance & Internal Controls
Ensure compliance with local tax laws, BIR regulations, and real estate-specific requirements.Maintain strong internal controls to protect assets and ensure financial accuracy.Coordinate with auditors, tax consultants, and regulatory agencies for audits and reviews.3. Accounts Management
Oversee accounts payable / receivable, payroll, and collections.Monitor buyer and tenant payments, and accurately record commissions, incentives, and rebates.Track development costs, land payments, and related expenses.4. Leadership & Team Management
Lead, mentor, and train accounting staff to enhance efficiency and performance.Delegate tasks, review deliverables, and provide constructive feedback.Promote a culture of integrity, accountability, and continuous improvement.5. Strategic Support
Provide financial insights to support investment decisions, pricing, and financing strategies.Assist in feasibility studies and ROI evaluations for new projects.Collaborate cross-functionally to align financial goals with business objectives.QUALIFICATIONS
CPAWith at least 1 year of accounting experience
