JOB SUMMARY
The Project Development Manager is responsible for overseeing project profitability and managing the full cycle of the project development process, including feasibility studies, project design & planning, project launch & implementation, turnover to clients and set-up of property management operations. The PDM champions project success by leading and working with his / her partners from Design & Construction, Finance, Sales, Marketing, Permits & Property Management to ensure timely accomplishment of milestones.
KEY RESPONSIBILITIES
1. PROJECT INCEPTION
- Gather data necessary for competitor and market analysis
- Analyses competitor and market data and recommends project concept and pricing
2. PROJECT PLANNING
Recommends ideas for project conceptualization such as product mix and sizesAssists the Permits Group should there be problems in the acquisition of permits and licensesConducts financial analysis and come up with a special template should the need arisesSpearheads project launching and uploading3. PROJECT IMPLEMENTATION
Monitors project budgetMonitors Sales and Marketing budgetAnalyses budget data across multiple projects to determine how to minimize the overall costs of the cluster effectivelyOverseas Sales and Marketing activitiesEnsure timely construction progressAttends to all sales-related inquiries to ensure a smooth booking processAnalyses and recommends strategies to move project inventoryInventory ManagementEnd to end Real Estate CycleCan handle a one- man-show PD works4. PROJECT TURNOVER
Monitors turnover and acceptance rates of units to clientsAssists in ensuring units are turned over timely and in acceptable conditionQUALIFICATIONS
Graduate of a Bachelor's degree in Business, Marketing, Marketing Management, Economics, Civil Engineering, and other related courses, preferably with an MBADemonstrates strong & decisive leadership skillsMust be highly entrepreneurial, with a strong sense of ownershipMust be highly analytical, strategic, organized, results-driven, resourceful, and innovativeMust be both task-oriented and relations-orientedWith experience supervising staffWith at least 4-8 years of experience in the real estate industryWith experience in conceptualizing projects for development, conducting feasibility studies & market research, and designing sales & marketing strategiesAbility to travel frequently within the assigned area as requiredTECHNICAL COMPETENCIES AND SKILLS
