Overview
Job Summary : To manage the physical plant of Xavier University including all facility and grounds programs and operations and related support services; to supervise all activities and personnel in the physical facilities, and assets of the campus with the help of the Civil Maintenance Engineer, Sanitation and Environment Officer, coordinators, lead workers, and other contracted workers.
Responsibilities
- Supervise personnel in accordance with University policies and applicable laws. Responsibilities include : interview, hire, and train employees; plan, assign, and direct work; discipline employees or make such recommendations.
- Administer and assure that the University’s policies and procedures are in compliance in all departmental functions and operations.
- Address complaints and resolve problems. Supervise the work order request processing and accountability system.
- Oversee and direct maintenance personnel, skilled staff, custodians and outside contractors.
- Engage preventive maintenance, painting, carpentry, electrical, plumbing, grounds maintenance, housekeeping.
- Inspect buildings and physical plant; conduct building space studies; inspect construction, projects, and contractor installations progress for conformance to standards and specifications.
- Serve as authorized representative for repair and renovation projects.
- Budget, formulate specs, prepare cost estimates, bid documents, layouts, contracts, complete work orders, requisition equipment and supplies, process billings, and track budget expenses.
- Plan for facility operation, building maintenance, grounds maintenance, and facility projects, renovations, modifications, etc.
- Develop long range plans, conceptual designs, and capital expenditure projections.
- Work with insurance companies on claims that result from accidents or facility property damage from other causes.
Qualifications
Mandatory Engineering Degree and at least 10 years of experience or training in building trades or field work which demonstrates the knowledge, skills, and abilities to perform the above duties.Must be a registered Electrical, Civil or Mechanical EngineerConsiderable knowledge of physical plant operations, maintenance, tools, equipment, practices, methods, hazards, safety precautions used in the maintenance and repair of plant, buildings, and grounds.Extensive knowledge of regulatory compliance related to physical plant, personnel supervision, construction practices, contracts, and procedures.Able to communicate effectively verbally and in writing and work independently to meet deadlines.#J-18808-Ljbffr
