The Head of Operations provides executive-level leadership across a diverse property portfolio including office buildings, mixed-use developments, estates, and dormitels. This role is accountable for ensuring that the operational performance of all managed assets aligns with strategic business goals, delivers optimal tenant satisfaction, preserves asset value, and meets or beats financial targets. The role works cross-functionally with Business Units (BUs), internal stakeholders, and service partners to build future-ready, compliant, and efficient asset operations.
- Set the strategic direction and oversee day-to-day operations of facilities management teams across multiple asset classes.
- Deliver operating and capital budget performance, ensuring annual OPEX targets are not exceeded, and CAPEX programs are completed on time and within scope.
- Oversee safety, regulatory compliance, and asset preservation programs while maintaining uninterrupted tenant services and high satisfaction levels.
- Partner with internal BU clients to align operations with broader business goals, revenue targets, and long-term asset planning.
- Conduct performance reviews of buildings and assets to assess lifecycle needs, risks, and opportunities for energy, equipment, and system upgrades.
- Implement governance frameworks to monitor vendor performance, contract compliance, and service-level agreements (SLAs).
- Lead incident response and crisis management across the property portfolio.
- Ensure the organization’s operational readiness for sustainability, digital transformation, and other future-of-work trends.
