Duties and Responsibilities :
1. Oversee the preparation of monthly, quarterly, and annual financial statements in accordance with local accounting standard.
2. Monitor financial performance of real estate portfolios and property services operations.
3. Prepare financial reports for stakeholders, including management, investors, and regulatory bodies.
4. Analyze financial results and variances, providing actionable insights.
5. Lead the annual budgeting process across business units, including leasing, facilities management, and development.
6. Provide rolling forecasts and cash flow projections.
7. Monitor actual vs. budget performance and flag key issues.
8. Track capital expenditures (CapEx) and operating expenses (OpEx) for individual properties and projects.
9. Support feasibility studies and financial modeling for new acquisitions and developments.
10. Collaborate with property managers on rent collections, service charges, and maintenance costs.
11. Manage company cash flow and banking relationships.
12. Oversee financing arrangements, including loans, mortgages, and refinancing strategies.
12. Ensure compliance with local tax laws, property regulations, and corporate policies.
13. Coordinate with external auditors, tax consultants, and regulatory authorities.
14. Maintain robust internal controls and risk management practices.
15. Supervise and mentor a team of accountants and finance staff.
16. Coordinate cross-departmental financial planning and decision-making.
Qualifications & Skills :
1. Bachelor’s degree in Accounting, Finance, or related field (CPA / CMA preferred).
2. 5–8+ years of progressive experience in finance, with at least 2 years in real estate or property services.
3. Solid understanding of real estate accounting, lease structures, and asset lifecycle costing.
4. Proficiency in financial software (e.g., Yardi, MRI, QuickBooks, SAP, or similar).
5. Strong analytical, communication, and leadership skills.
6. Attention to detail and a hands-on approach.
7. Experience in managing service charge reconciliations, rent rolls, and property management budgets.
8. Background in property development finance, joint ventures, or REIT structures is a plus.
